Thank you for your inquiry. One acre is 4046.9 square meters. Therefore two acres is 8093.8 square meters. In Northern Cyprus the land is measured in Donums and two acres are 6.04 donums of land. Of course a 500 square meter house can be built on the land of this size, however, foreigners are only allowed to obtain no more than 3 donums of land, which is 4,014 square meter or almost one acre.

If all the documents for the property are in order and all taxes were paid, receiving of title deed is  just a matter of time. Property tax is fairly low in North Cyprus. It is paid to the municipality of the settlement or city where the property is located, and at present, it is equal to 1 Turkish lira per sq.m. So, for the property with covered area of 150 square meters, the annual tax would be equal to 150 Turkish Liras.

Many construction companies offer their customers credit plans and installment payments. Interest-free payments are offered until completion of construction, until the buyer receives property key. In some cases, installment payment plan can be prolonged for another year or two.

Yes, you can. However, you will need to supply your TRNC lawyer with power of attorney that needs to be registered in Turkish Embassy in your country. Such power of attorney authorizes your lawyer to conduct all necessary action relating to the sales contract and transferring property on your name.

Additional costs of the property depends whether you are purchasing a newly built or off plan property form developer or a resale property. When buying a resale property, usually, the new owner only pays for legal fees, the cost of drawing up the agreement and for the transfer of full title deeds to his name (6% of the sale price). When purchasing a newly built property, the buyer pays the cost of connecting electricity and water meters, one-time property tax (VAT) 5% of the purchase price, which is paid upon receiving the keys from the property. To obtain title deeds in your name 6% tax needs to be paid. Please note if you purchase property located in a development with communal swimming pools, gardens, etc a monthly fee needs to be paid to the maintenance company. Monthly fees can vary from 40 to 100 pounds.

Purchase and sale agreement is the main document when buying property in North Cyprus. Registration of the contract in TRNC’s Land Registry gives you full right of ownership of the property. From the moment of registration of the contract in the Land Registry you become owner of your property and you have the right to sell it, rent it, etc…

To choose and reserve property, you will need your passport and deposit to take property off the market (minimum € 1,000). Signed power of attorney is required, so that your lawyer can register the contract in the TRNC’s Land Registry, pay property taxes and deal with other contract-related activities on your behalf.

Fixed currency of property sales in Northern Cyprus - Pound Sterling. However, the contract may be signed in Euros or Dollars, depending on buyer’s preferences.

The process of starting a business in the TRNC is simple and accessible to everyone who has sufficient available funds - $ 100 000 must be allocated in account of one of the banks in the TRNC at the opening of the company. With the help of accountant or lawyer in North Cyprus, your company can get permission of the Council of Ministers within one month.

Any buyer of any property in Northern Cyprus is entitled to apply and obtain Residence permit. This residence permit is given annually, however, can be prolonged every year. To obtain residence permit you will need sale contract, that’s states that the property was bought in your name, medical examination, and bank statement that indicates your financial stability (usually needed amount in bank that is equal to TRNC’s minimal wage multiplied by 12 months).

Tourist visa to Northern Cyprus is offered (free of charge) at the airport in the TRNC at passport control. Duration of a tourist visa can vary from a few days to 3 months. Visa offers to citizens of any country, there are no restrictions. With a view to a longer stay in the territory of Northern Cyprus, you need a visa: one year visa (residence permit), student visa, work or business visa.

Yes, there is tax for income from rented properties in North Cyprus. It is 10% of the month’s rent.

Property for rent, especially for short term, is highly demanded in North Cyprus. A number of construction companies in North Cyprus offer their customers guaranteed rent at 5% to 7%(from purchase price) annually (long-term lease) up to 3 years. Calculation of annual income is derived from the price of the main contract. Clause about guaranteed rent is included in the main contract. For example, if value of the property is 50 000 Euros, rent per year will be equal to 3,500 Euros a year.

You can sell your property without a title deed. The buyer of your property will receive the titles to his/her name.

After the signing of the sale contract and registering it in TRNC’s Land Registry you can immediately proceed with the sale of the property.
