Decline in the Northern Cyprus Real Estate Market: Challenges and Future Prospects

The real estate market in Northern Cyprus is experiencing a decline in activity: the number of new projects is decreasing, and some have been completely frozen. According to data obtained from reliable sources, several contractors are facing difficulties in paying employees' wages, leading to mass layoffs in the construction sector.

It is expected that by 2025, the housing stock in Northern Cyprus will expand due to the completion of ongoing projects and the implementation of new ones currently in the planning stage. However, the current market situation raises concerns among experts.

Real estate specialists note that the decline in sales is not only related to the aggressive policies of the Greek Cypriot administration of Southern Cyprus, which restricts construction in areas that belonged to Greek Cypriots before 1974, but also to internal economic issues. These factors, in their opinion, equally contribute to the decreasing demand for real estate.

Despite the challenges, market participants are primarily focused on the actions of real estate companies that are striving to adapt to new conditions and find ways to overcome the crisis.
